What can a pre-purchase architectural review reveal?

Floor plan problems are one of the most common and costly issues in Gold Coast apartments. Poor room relationships, awkward circulation, wasted space, and kitchens or bathrooms positioned against external walls that limit renovation options are all things an architect will identify immediately — but that most buyers overlook entirely until they are living in the space.

Building orientation matters enormously in a subtropical climate. A north-facing apartment will be naturally cooler and brighter than a west-facing equivalent, but this is rarely explained clearly in sales material. Jamie assesses orientation, glazing ratios, and shading to give you an honest picture of the thermal comfort you can expect year-round — before you commit.

Future development surrounding your building can directly affect your views, natural light, and property value. Jamie researches development applications lodged with the City of Gold Coast that may affect your purchase — information that is publicly available but time-consuming to interpret without planning knowledge.

For off-the-plan purchases, there is often an opportunity to request modifications to the floor plan or finishes before the contract is finalised. Jamie can prepare schematic drawings showing your proposed changes — giving you a professional basis for negotiating with the developer.

Our pre-purchase advice services are available at three levels:

Desktop Review ($300 + GST): A written report covering the floor plan layout, building orientation, amenities, and a review of future development applications in the area that may affect your purchase.

Floor Plan Review with Modification Drawings ($750 + GST): Everything in the desktop review plus a discussion of your requirements and schematic design sketches of recommended changes to request from the developer before signing.

Site Visit and Recommendations ($900 + GST): An on-site inspection of an existing apartment covering floor plan, orientation, structural features, materials, and thermal performance — with a written report and recommendations for future modifications.

All three services are available across the full Gold Coast region, including Surfers Paradise, Broadbeach, Chevron Island, Main Beach, Southport, Burleigh Heads, and Palm Beach.

How our pre-purchase review works

Step 1 — Tell us about your purchase

Contact us with the details of the apartment you are considering — the development name, unit number or floor plan reference, the address, and your intended purchase price. If you are buying off the plan, send through the sales floor plan PDF. If you are buying an existing unit, send through any building plans you have access to, or simply the address. We will confirm which service level is right for your situation within one business day.

Step 2 — Book and pay online

Select your service level and book directly through our appointments page. Payment is collected at the time of booking. For site visit bookings, Jamie will confirm a time that suits within 48 hours of your booking.

Step 3 — Research and analysis

Jamie reviews your floor plan against the criteria that matter: spatial efficiency, room relationships, orientation, glazing and shading, body corporate by-laws, and — for off-the-plan purchases — the development approval conditions that govern what can and cannot be changed. He also checks the City of Gold Coast development application portal for any lodged applications in the surrounding area that could affect views, light, or amenity.

Step 4 — Report and recommendations (desktop reviews delivered within 5 business days)

You receive a written report covering all findings clearly and plainly — not in architectural jargon. The report includes a summary of what works well, what the limitations are, what risks or concerns you should be aware of, and specific recommendations. For the Floor Plan Review service, schematic drawings showing your recommended modifications are included, prepared to a standard suitable for presenting to the developer or body corporate.

Step 5 — Follow-up call

Every pre-purchase review includes a 20-minute follow-up phone call with Jamie to discuss the report findings, answer your questions, and help you decide how to proceed. If you choose to purchase and later want to engage Monet Madison for a full renovation design, the cost of your pre-purchase review is credited toward the design fee.
