At Monet Madison Design, Jamie Gordon has been designing new homes across the Gold Coast for more than 30 years. Gold Coast homes face a specific set of design challenges that architects trained in southern states often overlook. Humidity and heat load must be managed through building orientation, roof pitch, eave depth, and cross-ventilation — not simply offset by air conditioning. Sites along the coast and in the hinterland have their own conditions: salt-laden air, bushfire overlays, flood constraints, and view corridors that need to be captured without compromising privacy. Council planning codes vary significantly across the Gold Coast local government area, and understanding these requirements from the outset prevents costly redesigns during the approval process.
Jamie works with clients on sites across the full Gold Coast region — from Coomera, Pimpama, and Helensvale in the north, through Southport, Ashmore, and Nerang in the central belt, to Burleigh Heads, Palm Beach, Currumbin, and Coolangatta in the south. He also works on hinterland sites in Tamborine Mountain, Canungra, and Mudgeeraba, where site-specific design responses are essential.

How our new home design process works
Step 1 — Free initial consultation
We begin with a conversation about your vision, your site, your budget, and your timeline. Jamie will ask about how you live — how many people are in your household, how you use indoor and outdoor space, what you love and dislike about houses you have lived in before. This conversation shapes everything that follows and ensures the design brief is genuinely yours, not a generic template.
Step 2 — Site analysis and design brief
Before any design work begins, Jamie analyses your site in detail. This includes reviewing the site survey, council planning overlays (flood, bushfire, height limits, setbacks), solar orientation, prevailing breezes, neighbouring buildings, and views. For sloped or challenging sites, this stage may include a site visit to walk the land together. A written design brief is prepared and agreed before proceeding.
Step 3 — Schematic design (concept)
Jamie prepares schematic floor plans and a site plan exploring the spatial organisation of your home — how rooms relate to each other, how the house sits on the land, how indoor and outdoor living connect. Two to three concept options are prepared and presented. You select and refine a preferred direction. At this stage the design is still flexible — changes are easy and inexpensive to make.
Step 4 — Design development
The preferred concept is developed in detail. Floor plans are refined, external elevations are drawn, key interior spaces are detailed, and preliminary material and finish selections are explored. A 3D model or rendered views can be provided at this stage to help you visualise the finished home before committing to construction documentation. Structural elements are coordinated with a structural engineer.
Step 5 — Construction documentation and council approval
A full set of construction drawings is prepared, including detailed floor plans, elevations, sections, site plan, and a specification of materials and finishes. These documents are used to obtain a development approval (DA) or building approval (BA) from the City of Gold Coast, depending on your project type. Jamie manages the lodgement and responds to any requests for additional information from council.
Step 6 — Builder selection and construction administration
Once approval is granted, we can assist you in selecting a builder through a competitive tender process — preparing a tender package, reviewing quotes, and helping you understand what is and is not included in each builder's price. For Gold and Platinum packages, Jamie provides construction administration throughout the build: reviewing shop drawings, attending site at key milestones, and issuing instructions to ensure the finished home matches the approved design in every detail.

Deliverables: schematic design drawings and DA-ready documentation. Excludes Coordination of Other Consultants and Council Fees & Charges.

Full architectural design and documentation for a new home, including developed design, external material selections, Site Plan, Floor plans, Elevations and Sections suitable to obtain Building Approval. Price Based on a Area of approximately 300 sqm. Suitable for Clients that have their own trusted Builder, and require Architectural Documentation for necessary Building Approval for their builder to manage the process once approval is obtained. Includes consultation and Coordination of other consultants. Excludes required Consultants fees and Council Fees & Charges.

Complete architectural Design & documentation service from concept to construction ready Documentation. Includes all Silver deliverables plus interior detailing, joinery schedules, finishes specification, and documentation suitable for competitive tendering to a select number of builders. Based on homes up to 400 sqm in Size. Suitable for Clients that require Detailed Documentation but are willing to manage the building process by themselves. Excludes required Consultants fees and Council Fees & Charges.

Premium full-service design and delivery for complex or architecturally ambitious homes. Includes all Gold deliverables plus 3D renders, construction administration to project completion, and a dedicated Architectural Presence throughout the Design Construction Process.
